How This Deal Came Together — and What It Says About Where Retail Is Headed
Tampa retail leasing is changing — and this deal is a perfect example of how and why. When my client first came to me, they were in a position a lot of business owners find themselves in: they needed space, but they also needed the right space, on the right timeline, with the right deal structure. At the same time, landlords are dealing with a different problem — vacancy isn’t always about demand anymore, it’s about finding the right type of tenant for today’s market. This deal brought both sides of that equation together.
Starting Point: A Business That Needed to Move
My client, Wool Kitchen and Bath, had been operating out of their location on Kennedy for years. It worked — but it wasn’t ideal anymore. They needed a better layout for operations, a cleaner and more functional space, and something they could move into quickly. Timing was a major factor. They didn’t have the luxury of waiting around for the perfect deal.
So the strategy from day one wasn’t just “let’s find space.” It was “let’s control the outcome and give ourselves options.”
Step One: Create Leverage, Not Urgency
Before we even identified the Yardbird space, we lined up backup options. We negotiated a short-term solution that would allow them to stay operational, avoid making a rushed decision, and keep negotiating leverage intact. This is something most tenants don’t do — and it changes everything. When you don’t need the deal, you negotiate better.
The Opportunity: Yardbird Space Becomes Available

When the former Yardbird space became available, it stood out immediately. The landlord had just completed a full retail remodel — the space was clean, functional, plug-and-play, and ready for immediate use. But there was a catch: Best Buy still controlled the lease, and there was uncertainty around timing and approvals. For most tenants, that uncertainty would be a deal killer. For us, it just meant we needed to control the process differently.
Working the Deal: Speed and Alignment
To the landlord’s credit, they stepped up in a big way — moving quickly on decisions, providing early access to the space, and working through approvals faster than expected. That allowed us to align the timeline, buildout expectations, and lease structure. Most importantly, it allowed my client to transition without disrupting their business.
What This Says About Tampa Retail Leasing
This deal highlights a bigger shift happening right now. Tampa retail leasing is no longer driven by traditional retail tenants. It’s being driven by service-based businesses, local operators, and functional users — plumbing companies, medical users, fitness concepts, and specialty services. These tenants need visibility, access, and functionality, but they don’t rely on walk-in traffic the same way traditional retailers did.
Why This Matters for Property Owners
A lot of retail spaces sit vacant today for one reason: they’re still being positioned for yesterday’s tenant. The highest value tenant today isn’t always the one you originally envisioned. Once landlords start thinking in terms of functionality, real-world use, and tenant stability, they lease space faster — and more effectively.
The Outcome
We secured the space, structured the deal properly, and got my client into a location that fits their business long-term. They moved out of their Kennedy location, plugged into a fully built-out space, and continued operating without disruption. The landlord filled a high-quality retail space with a stable, long-term tenant.
The Bigger Picture
This wasn’t just a lease. It was a reflection of how deals are getting done today — it took strategy, not just availability; alignment, not just negotiation; and a clear understanding of both sides of the deal.

Final Thought
Retail isn’t going away — it’s just changing. Tampa retail leasing is being driven by people who understand how tenants actually operate, what landlords really need, and how to bring those together. The difference isn’t in finding space. It’s in knowing how to put the deal together.
